We “Buy Right” by identifying properties with unrealized potential and by negotiating fair and competitive agreements with property owners. We use a combination of extensive industry experience and sophisticated decision-making tools to independently evaluate rural real estate assets and ranching enterprises. Comparable sales, third-party appraisals and revenue records may all be used to estimate the value of potential purchases. In many cases, we look to acquire properties in off-market transactions through our private network, and may structure deal terms to meet the specific tax an estate planning needs of sellers.
We “Run Right” by bringing an experienced team and a proven set of tools to every ranch in which we operate. Once a property is acquired (or otherwise engaged for management) by Western Ranch lands, we follow an adaptive 5-Step Management Process, as illustrated in Figure 1 below. This process ensures that we incorporate both quantitative and qualitative data into all our decisions, and that we are held accountable for reporting on our strategies and outcomes throughout the entire process.
Our goal is two-fold - to achieve the long-term economic and environmental health of ranch lands and to benefit those who contribute to doing so.
Western Ranchlands buys and manages ranch properties for the long term. Each property is structured to optimize value creation through a combination of revenue generation and asset enhancement cantered around five enterprise categories: Land and Water, Agribusiness, Recreation, Conservation, and Energy & Mining. Proprietary decision-support tools are then used to analyse baseline information, potential alternatives and likely market or environmental scenarios. Based upon the outcome of this analysis, we’re able to develop site-specific management plans, contingency plans, implementation protocols, monitoring and adjustment processes – all of which support our ultimate goal of increasing the long-term value of ranch land properties.
In our experience, the profitability of almost every ranch can be enhanced by addressing four potential areas for value creation:
